
A new mixed-use development has been proposed just east of the Southport Corridor that would replace a surface parking lot with new apartments and neighborhood retail in Lakeview.
The proposal calls for a five-story building at 1429 W. Irving Park Road, near the intersection of Irving Park Road and Greenview Avenue. Planned by Northshore Development Group and designed by Michael Maresso, the project would add 36 residential units above 4,400 square feet of ground-floor commercial space, bringing additional housing and retail to a busy stretch of Irving Park Road.
The residential portion of the building would include a mix of four studio apartments, four one-bedroom units, 20 two-bedroom units, and eight three-bedroom units. Floor plans would range from approximately 580 to 1,285 square feet, with most residences featuring private balconies. A shared rooftop deck would provide outdoor amenity space for residents.

The development would occupy nearly the entire 14,900-square-foot site while incorporating 25 parking spaces, including 14 spaces within a rear garage. To meet the city’s Affordable Requirements Ordinance, seven of the apartments would be designated as affordable housing.
Architectural renderings show a contemporary design that blends brick, metal panels, and expansive glass, with large storefront windows activating the Irving Park Road frontage. The project is part of a continuing trend of higher-density, mixed-use developments replacing underutilized properties throughout the Lakeview neighborhood.
If approved, the development would transform an existing parking lot into new housing and commercial space within walking distance of the Southport Corridor’s restaurants, shops, and CTA transit. The proposal is expected to move through the city’s zoning and community review process before construction can begin.
