Retail and Apartments Coming to 1215 W. Belmont as Full Building Permit Is Issued

A full building permit has officially been issued for a new mixed-use development at 1215 W. Belmont in Chicago’s Lakeview neighborhood, clearing the way for construction to begin on the five-story project.

Developed by, the site sits midblock along Belmont Avenue between Racine and Lakewood. The former theater building that previously occupied the property has already been demolished to make room for the new development.

Designed by, the approximately 78-foot-tall building will include 40 residential apartments above 2,238 square feet of ground-floor retail space. Plans also call for 24 parking spaces and 40 bike parking spaces.

The ground level will feature the retail storefront, a resident fitness center, and the main residential lobby along Belmont Avenue. A secured bike room will sit behind the fitness area, while the rear portion of the building will house an enclosed parking garage accessed from the alley.

The upper four floors will contain 10 units per floor, with all residences designed as two-bedroom layouts. Each apartment will include a private outdoor deck facing either Belmont Avenue or the rear alley. Residents will also have access to a shared rooftop deck.

With permits now secured, general contractor is expected to begin full construction activity immediately as the project moves toward completion.
