99-Unit Apartment Development Moving Forward At 3233 N. Sheffield After $6.25 Million Property Sale

A long-awaited redevelopment just north of Belmont is officially moving closer to reality.

A joint venture between SNS Realty Group and North Park Ventures has acquired the former Torstenson Glass property at 3233-3247 N. Sheffield Avenue for $6.25 million, clearing the way for a new five-story residential development in the heart of Wrigleyville. The transaction, arranged by CBRE, closed after attracting more than a dozen offers for the highly sought-after redevelopment site.

The project replaces the longtime industrial property, which housed Torstenson Glass for more than six decades before the company relocated to Morton Grove.

Plans call for a five-story wood-frame apartment building containing 92 residential units, including 41 one-bedroom and 51 two-bedroom apartments. Fifteen of the homes will be designated as affordable housing under Chicago’s Affordable Requirements Ordinance.

Residents will also have access to 25 on-site parking spaces, bicycle parking, a fitness center, club room, tenant storage, and other residential amenities.

Designed by 2rz Architecture in collaboration with SGW Architecture & Design, the building features a contemporary façade with multiple material changes and setbacks intended to reduce the building’s perceived mass along Sheffield Avenue. The development will also eliminate the existing curb cut, creating a more pedestrian-friendly streetscape.

The site sits just steps from the Belmont CTA station, making it an ideal transit-oriented development while adding much-needed housing within one of Chicago’s most desirable neighborhoods.

With the land acquisition complete and zoning previously approved, the project is expected to move into the permitting phase before construction begins.
