
A new mixed-use development is moving forward at the northwest corner of Southport Avenue and Addison Street, replacing the former Fifth Third Bank property with retail space and apartments in the heart of Chicago’s Southport Corridor, and we now have the first set of renderings along with retail space information.
The four-story project, known as 3600 N. Southport, will include approximately 6,250 square feet of ground-floor retail beneath 10 residential units. According to leasing materials, the building is expected to be completed in the second quarter of 2027.
The project is one of several recent developments adding new residential density while expanding retail opportunities along Southport Avenue, one of Chicago’s most active neighborhood shopping districts.

Retail Space Marketed to National Lifestyle Brands
The retail component is being marketed by Seneca Real Estate Group, which is targeting retailers that complement the existing mix of national brands already operating nearby.
The leasing brochure highlights neighboring tenants including:

- Abercrombie & Fitch
- J.Crew
- Athleta
- Arc’teryx
- Sephora
- Free People
- Evereve

Although no tenants have been announced, the leasing materials offer a strong indication of the type of retailers being pursued. With neighboring brands including Lululemon, Vuori, Anthropologie, Free People, Sephora, and Arc’teryx, the new storefronts are likely being marketed to premium apparel, beauty, footwear, and lifestyle brands that complement Southport’s existing retail mix rather than compete with it. Retailers such as Alo Yoga, Mango, On, Aesop, Glossier, Jenni Kayne, Rothy’s, Sézane, Rails, or Keihl’s would all be logical fits. The available storefront sizes could also appeal to digitally native brands looking to open a neighborhood flagship in one of Chicago’s strongest shopping districts.




Flexible Storefront Layout
The retail space totals approximately 6,250 square feet, although marketing materials show it can be divided into three separate storefronts ranging from roughly 1,500 to 2,300 square feet depending on tenant demand.
That flexibility allows the project to accommodate either multiple smaller retailers or larger users looking for a flagship neighborhood location.
New Building Replaces Former Bank
The development replaces the former Fifth Third Bank branch and drive-thru that previously occupied the corner. Demolition permits for the existing building were issued earlier this year as redevelopment of the site moved forward. Renderings show a contemporary brick building with large storefront windows wrapping both Southport and Addison, residential balconies on the upper floors, and recessed commercial entrances designed to activate the street frontage.

Location Remains One of Chicago’s Strongest Retail Corridors
Located about three blocks west of Wrigley Field and the CTA Brown Line Addison station, the property sits within one of Chicago’s highest-performing neighborhood retail districts.
According to the leasing brochure, more than 81,000 residents live within one mile of the site, while average household income exceeds $145,000. Those demographics, combined with year-round neighborhood foot traffic, continue to attract national retailers looking beyond traditional shopping centers.
Construction Expected Through 2027
Construction is expected to continue over the coming year, with delivery currently projected for the second quarter of 2027. Once complete, the project will add new housing while introducing another retail opportunity along a stretch of Southport Avenue that has continued to attract both national chains and independent businesses.
