Nine apartments and ground-floor retail space are planned for the former Rita Rugs property.
Another development is moving forward along Lincoln Avenue.
A full building permit has been issued for 3040 N. Lincoln Avenue, clearing the way for a new four-story building with nine apartments and ground-floor retail space.
The property sits between Wellington and Barry, on a stretch of Lincoln Avenue that has seen its share of changes over the years. The site was previously home to Rita Rugs, which operated out of a one-story building.
Developer Pro Homes Inc. is behind the project, with plans from MC & Associates.
The new building will stand about 43 feet tall and include 1,300 square feet of retail space facing Lincoln Avenue. An eight-car parking garage will be located behind the retail space, with access from the alley.
Upstairs, the nine apartments will include two two-bedroom units, five three-bedroom units and two four-bedroom units. Most will have private balconies, and residents will also have access to a shared rooftop deck.
The property received City Council approval for a zoning change in May. With the full building permit now issued, construction can move forward.
No retail tenant or construction completion date has been announced.
