One of Lakeview’s longtime pizza locations is on its way out.
The Chicago City Council has approved a mixed-use redevelopment at 1040 W. Belmont Ave., clearing the way for the demolition of the one-story commercial building currently occupied by Giordano’s. The site, located midblock between Kenmore and Seminary, will be replaced with a five-story apartment building featuring ground-floor retail.
Planned by Kiferbaum Development Group and designed by Jonathan Splitt Architects, the new building will include 28 residential units, 4,400 square feet of retail space, six parking spaces, and 28 bicycle parking spaces. To comply with the city’s Affordable Requirements Ordinance, six of the apartments will be designated as affordable.
The ground floor will feature two retail storefronts facing Belmont Avenue, separated by the residential entrance. Bicycle storage, mechanical rooms, and other building support spaces will be located toward the rear of the property, while six exterior parking spaces will be accessed from the alley.
The upper floors will contain a mix of 12 one-bedroom and 16 two-bedroom apartments, with seven units on each residential level. Rear-facing units will include private balconies, and residents will also have access to a shared rooftop deck.
As part of the approval, the property will be rezoned from B3-2 to B3-5, allowing the project to move forward. With City Council approval now secured, the developer can begin the permitting process before construction starts. A groundbreaking timeline has not yet been announced.
The redevelopment marks another significant change along the Belmont Avenue corridor, replacing a familiar neighborhood restaurant with new housing and retail space as development activity continues across Lakeview.
