Commercial real estate firm Colliers has listed the approximately 1,500-square-foot ground-floor space, located just south of Roscoe Street, in the heart of one of Chicago’s most established neighborhood shopping destinations.

The listing raises questions about the future of Couture Nails & Waxing, although no official closing date or relocation announcement has been confirmed.

What the Leasing Brochure Reveals

According to Colliers, the property offers approximately 1,500 square feet of ground-floor retail space, with a negotiable base rental rate.

The listing also identifies annual property taxes of $10.58 per square foot and operating expenses and insurance of $6.80 per square foot. Combined, those expenses equal approximately $26,070 annually, before base rent.

The existing layout features a large open main area, reception space, private offices, kitchen and utility areas, making the property potentially attractive to beauty, wellness, specialty retail and other service-oriented businesses.

Why Southport Remains Attractive to National Retailers

Colliers highlights the property’s location within steps of the Southport CTA Brown Line station and its proximity to an established collection of national retail brands.

The marketing brochure cites an average household income of more than $257,000 within a quarter-mile of the property, average residential property values exceeding $1 million, and more than 83,000 residents within one mile.

The brokerage also points to strong pedestrian activity throughout the week, along with the neighborhood’s proximity to Wrigley Field.

For retailers looking to expand into Chicago’s neighborhood shopping districts, these characteristics make Southport an appealing destination.

What Type of Business Could Replace Couture Nails & Waxing?

With no replacement tenant announced, the question becomes what kind of retailer might be interested in a relatively small but highly visible Southport storefront.

The corridor already features a substantial collection of national names, including Lululemon, Vuori, Athleta, J.Crew, Madewell, Anthropologie, Reformation, Buck Mason, Sephora, Abercrombie & Fitch and Warby Parker.

Based on that mix, several possibilities stand out.

Premium skincare and beauty: Brands such as Aesop or Kiehl’s could complement the corridor’s existing beauty retailers.

Footwear and accessories: Rothy’s or another specialty footwear retailer could benefit from Southport’s established apparel-shopping audience.

Athletic and lifestyle brands: With Lululemon, Vuori and Athleta already established nearby, a smaller specialty retailer such as On could be a logical fit.

Contemporary women’s fashion: Brands such as Sézane or Rails could appeal to the area’s established fashion customer base.

Of course, these possibilities are speculative. There is no indication that any of these retailers are negotiating for the property.

The existing salon configuration could also make the property particularly attractive to another nail salon, beauty studio, spa or wellness business looking to minimize renovation costs.

Another Change for the Southport Corridor

The marketing of 3341 N. Southport reflects the continued evolution of a neighborhood retail district that has become increasingly attractive to national brands.

Southport’s mix of recognizable retailers, local restaurants, independent businesses and residential density has helped distinguish it from other Chicago neighborhood shopping corridors.
