
Lakeview is preparing for notable changes as plans for a mixed-use development gather momentum. The recent approval of a construction permit marks the initiation of a contemporary Transit Oriented Development (TOD) project at 3202 N. Racine Avenue, the present location of BP. Led by 1200B Inc., the initiative seeks to create a TOD of residential and retail spaces.
The core of the project is a 5-story structure designed by Ronald Vari of Vari Architects. The building is projected to accommodate 27 apartment units with the ground floor slated to feature retail spaces. Precise visual depictions of the final design are pending.
The development is situated at the Racine and Belmont intersection, and provides access to a Divvy bike station and bus services via Route 77. For longer journeys, the Belmont CTA Station is within an eight-minute walk, enabling access to CTA Brown, Purple, and Red Line services. Overseeing the project is Exemplary Builders Inc. with a dedicated construction budget of $3,500,000. The exact completion date remains unknown at this time.
