
The City of Chicago has issued a demolition permit for the one-story commercial property at 1412 West Belmont Avenue in Lake View. The permit, granted to The Alverna Group LLC on June 3rd, lists L. Kearney Inc. as the demolition contractor, with the project’s cost estimated at $15,000.
With the existing structure set to be razed, plans are underway for a new four-story mixed-use development on the site. Permit filings indicate the new building will feature three residential units above ground-floor retail space. The design also includes two interior parking spaces on the first floor, a rooftop deck over the garage, and a private rooftop terrace atop the fourth-floor residences.
Previously, the building housed the public relations firm Carol Fox & Associates, which relocated three blocks east earlier this year to consolidate its operations ahead of the planned redevelopment.
Future residents at 1412 West Belmont will have convenient access to several public transit options. The CTA’s Route 77 bus runs directly along Belmont Avenue, while additional service is available two blocks west along Ashland Avenue via Routes 9 and X9. The Southport Brown Line station is located about four blocks north, providing quick rail connections throughout the city.
