
Southport Avenue serves as a central axis for the newly approved Foundry Park development, a large-scale project on the north side of Chicago that will transform land previously associated with the stalled Lincoln Yards megadevelopment.

The Chicago Plan Commission has granted approval for the $3 billion Foundry Park development. The project is led by Chicago-based JDL Development in partnership with Kayne Anderson Real Estate and is designed by Hartshorne Plunkard Architecture.

Foundry Park encompasses approximately 28 acres and will include a mix of residential, commercial, hospitality, and office spaces. Plans call for roughly 3,690 apartments and condominiums, 19 single-family homes, 28 townhomes, a hotel with 180–200 rooms, about 420,000 square feet of retail space, and approximately 350,000 square feet of office space.

The first phase of the development focuses on a triangular parcel bounded by North Southport Avenue, West Cortland Street, and North Kingsbury Street. This area will include multi-story buildings ranging from eight to 38 stories in height, ground-floor retail spaces, and approximately 300 underground parking spaces.

Site plans delineate additional residential and mixed-use buildings organized around Southport Avenue, with the northern portion of the site featuring townhomes and single-family homes along the Chicago River. Mid-block and high-rise residential buildings are planned along Southport Avenue and adjacent streets.

Open space is incorporated into the master plan, with approximately one-third of the site dedicated to riverwalks, parks, plazas, and designated green areas. These spaces are positioned to connect with the Chicago Riverfront and extend recreational pathways.

With Plan Commission approval secured, the project will move forward to the Chicago City Council and Committee on Zoning for final reviews. Permitting for Phase 1 is expected to begin in late 2026, with ground-breaking of this initial segment projected to follow once all approvals are in place.
