Here is what is coming to Lakeview’s former BP Gas Station

Plans and a visual representation have surfaced for a mixed-use development underway at 3202 N. Racine. Positioned at the northwest intersection of W. Belmont Ave and N. Racine Ave, Exemplary Builders, the project’s developer, has secured demolition permits for the existing gas station structure at the location.

Crafted by Vari Architects, the updated rendering displays a frontage featuring dark-colored brick, black windows adorned with metal spandrel panels, and the incorporation of balconies for specific units. Spanning five stories in height, the mixed-use development is set to reach a total height of 64 feet.

The ground floor of the new structure will encompass 4,000 square feet of retail space along W. Belmont Ave, with the residential lobby oriented towards N. Racine Ave. The rear section of the ground floor is designated for enclosed parking, accommodating 24 cars and 17 bikes.

Ascending from the second floor onwards, the upper four levels will house a total of 27 apartments, comprising 7 one-bedroom units, 16 two-bedroom units, and four three-bedroom units. Additionally, residents will enjoy access to a shared workout room situated on the second floor.

Having obtained the full building permit, Exemplary Builders, also serving as the general contractor, is poised to commence construction and oversee the project through its completion.
