
A comprehensive building permit has been granted for the residential project situated at 3262 N. Clark. Positioned midway along N. Clark St, the slender plot lies just south of W. School St and currently hosts an antiquated red brick edifice spanning three stories. Gold Lion Ventures is spearheading the project, intending to dismantle the existing structure to pave the way for the new development.

Crafted by SPACE Architects + Planners, the forthcoming construction will materialize into a four-story mixed-use complex. The ground level will encompass 956 square feet of commercial space facing N. Clark St, alongside an accessible one-bedroom unit at the rear. Outdoor parking will accommodate two cars, while indoor facilities will cater to seven bicycles. As for the upper levels, six two-bedroom apartments will complete the ensemble, totaling seven residences within the premises.
Reaching a height of 48 feet, the building will boast a façade adorned with face brick, complemented by limestone accents at the ground level. Residential units facing the street will feature recessed balconies, while those overlooking the alley will incorporate hanging balconies.
The City Council endorsed a rezoning initiative in 2023, transitioning the site from B3-3 to B2-3 to accommodate the development’s scale. With permits now in hand, Kiferbaum Development LLC, the general contractor, is poised to commence construction on the new endeavor.
