
Additional details and visual representations have surfaced regarding a proposed mixed-use development at 925 W. Belmont. Spearheaded by Mavrek Development, the project aims to transform the current site adjacent to the Belmont CTA L station, presently occupied by Belmont Army Vintage and Ann Sathers, along with other small businesses. Crafted by Eckenhoff Saunders, the envisioned design encompasses an 11-story mixed-use structure. The architectural concept prioritizes maximizing the land’s footprint initially, followed by creating setbacks on the sides and a central courtyard. This approach redistributes the massing vertically, resulting in heightened building stature. The exterior will feature a blend of smaller brick facades complemented by a glass and metal window wall system.

Standing at 120 feet tall, the development is slated to offer 210 residential units, including 90 studios, 43 junior one-beds, 58 one-beds, and 19 two-beds. The ground level will host 9,913 square feet of retail space facing W. Belmont Ave, with residential entry positioned at the street’s westernmost end. Additionally, amenities such as a bike room and 36 parking spots in an open surface lot partially underneath the building will be provided.

Residents will enjoy a north-facing roof deck accessible from a lounge and test kitchen area on the second floor. The top level will feature further outdoor amenities, including an entertainment area, resident lounge, fitness center, business center, and a dog run.

In compliance with affordability standards, 42 affordable units are mandated, with the developer aiming for at least 15% on-site, out of the required 20%. To facilitate the project’s scale, Mavrek seeks a rezoning from B3-3 to B3-5. Approval from Alderman Lawson, the Committee on Zoning, and City Council is necessary.
