
Situated just north of the intersection of N. Lincoln Ave and W. School St, the project site, characterized by an irregular shape and facing an angled street, will see the former Rexx Rugs buildings razed to make space for the new development, spearheaded by Mangan Builders. Designed by Johnathan Splitt Architects, the forthcoming six-story mixed-use edifice will rise 83 feet along N. Lincoln Ave, featuring approximately 1,500 square feet of retail space on the ground level and accommodating 24 units on the upper floors.
Comprising 4 studios, 19 two-bedroom units, and one three-bedroom unit, with rental rates starting at $1,050/month for studios, $1,480/month for two-bedrooms, and $1,920/month for the three-bedroom unit, five of the apartments will be designated as affordable housing. Additionally, the building will provide 7 car parking spaces and 24 bike parking spaces in an enclosed garage at the rear of the ground floor, accessible from the alley.
The project, having received approval for a variation by the ZBA, will see a reduction in the rear setback on floors containing dwelling units from 30 feet to 7.21 feet. With rezoning sanctioned in 2022 and the ZBA’s recent approval of the variation, developers can now proceed with the approximately $7 million project. While permits have been filed, the construction timeline remains uncertain.
