
Permits have been granted for the redevelopment of 3310 N. Lincoln Avenue, the former site of Rex Rugs. Nestled just north of the junction of N. Lincoln Ave and W. School St, this project involves the demolition of the old Rex Rugs buildings to pave the way for a new venture led by Mangan Builders. The site’s unique shape and its orientation towards an angled street present interesting challenges.
Crafted by Johnathan Splitt Architects, the forthcoming six-story mixed-use building will soar 83 feet along N. Lincoln Ave. It will boast around 1,500 square feet of retail space on the ground level, while the upper floors will host 24 units. These units will comprise 4 studios, 19 two-bedroom units, and one three-bedroom unit. Rental prices are set to start at $1,050/month for studios, $1,480/month for two-bedrooms, and $1,920/month for the three-bedroom unit. Notably, five of these units will be allocated as affordable housing options.

Furthermore, the building will offer 7 car parking spaces and 24 bike parking spaces within an enclosed garage at the back of the ground floor, accessible via the alley.
The project secured approval for a variation from the ZBA, allowing for a reduction in the rear setback on floors with dwelling units from 30 feet to 7.21 feet. With the rezoning greenlit in 2022 and the recent approval from the ZBA, developers are now cleared to proceed with the approximately $7 million endeavor.
