Zoning Application Submitted for Mixed-Use Development at 925 W. Belmont

Mavrek Development has submitted a zoning application for a new mixed-use development at 925 W. Belmont, located just east of the Belmont CTA L station. The proposed ten-story building will replace the existing structure that houses Belmont Army Vintage, Ann Sather, and other small businesses.

Designed by Eckenhoff Saunders, the updated plan reduces the building’s height from the initial 11 stories and 120 feet to 10 stories and 110 feet. The massing has also been adjusted, lowering the height along W. Belmont Ave to eight stories. The façade will feature dark brick and varied glass expressions, with less glass on the southern side.

The project will include 200 residential units with a mix of 43% studios, 20% convertibles, 28% one-bedrooms, and 9% two-bedrooms. The ground floor will feature 9,655 square feet of retail space along W. Belmont Ave, with the residential entrance on the western end. Additional ground-floor amenities will include bike storage and 33 parking spaces in an open lot partially beneath the building.

Residents will have access to a north-facing roof deck on the second floor, connected to a lounge and test kitchen. The top floor will include more outdoor spaces, a resident lounge, a fitness center, a business center, and a dog run.

In compliance with the Affordable Requirements Ordinance (ARO), 30 units will be set aside as affordable housing.

To move forward, Mavrek Development is seeking rezoning from B3-3 to B3-5 with a Planned Development designation. The project requires approvals from the Chicago Plan Commission, the Committee on Zoning, and the City Council.
