
Plans have been filed for a five-story mixed-use development at 1040 W. Belmont Ave. in Lake View. The site, located near N. Kenmore Ave. and within walking distance of the CTA Belmont station, is currently occupied by a one-story commercial building.
The project is being developed by Kiferbaum Development Group with architecture by Jonathan Splitt Architects. The proposed building would rise approximately 71 feet and is intended to align with the scale of nearby mid-rise residential developments along Belmont Ave.
The ground floor would include approximately 4,400 square feet of retail space, divided into two commercial units. Eight on-site parking spaces are planned at the rear of the property with alley access.
Residential space above would consist of 28 rental units, including studios, one-bedroom, and two-bedroom apartments. Six units would be designated as affordable housing. The plan also includes limited private balconies and a shared rooftop deck for residents.
The building is proposed with a red-brick exterior and cast-stone detailing, reflecting materials commonly used in the surrounding area. The development is currently entering the zoning and city review process. No construction timeline has been announced.
