Redevelopment Begins at Former Fifth Third Bank Site on Southport

The Fifth Third Bank branch at 3604 N. Southport Avenue closed last summer, and redevelopment has started for the property.

The branch permanently shut down on July 10, 2025, ending banking operations at the prominent corner location near the Southport Brown Line station. The building had served as a financial institution for many years and occupies one of the most visible parcels along the Southport Corridor.

According to information previously reported, the property will be demolished and redeveloped.

Given the site’s proximity to the CTA station, the location would likely qualify for transit-oriented development (TOD) zoning, which often allows projects that include ground-floor retail with residential units above.

Properties along Southport Avenue rarely remain vacant for long, particularly those close to the CTA station and within the corridor’s primary retail district. Any future project at the site will likely draw attention from developers due to its location and visibility.
