
A demolition permit is pending for the existing drive-thru bank branch at the northwest corner of Southport Avenue and Addison Street in Lakeview, clearing the way for a new residential development at 3604 N. Southport.
City records show the demolition permit has been in progress since March 10, with Brophy Excavation listed as the contractor. The site is currently occupied by a former Fifth Third Bank branch and includes a large surface parking lot.
The demolition comes as part of a broader redevelopment effort following the issuance of a new construction permit on March 30. The project, led by Derrig Management, calls for a four-story residential building with 10 units.

Designed by Jonathan Splitt Architects, the building will include a detached four-car garage, one additional surface parking space, and a masonry trash enclosure. No retail space has been indicated in current filings, and it remains unclear whether the units will be rentals or condominiums.
The permit carries a reported construction cost of approximately $6 million. A construction timeline has not yet been announced.
The site sits along the busy Southport Corridor and is served by CTA bus routes along Addison Street, with nearby access to both the Red and Brown Line stations.
