Permits Underway for Dinkel’s Lofts at 3327 N. Lincoln

Permits have been submitted and are under review for Dinkel’s Lofts, a mixed-use development planned for 3327 N. Lincoln Ave. The V-shaped site spans both N. Lincoln Ave and N. Marshfield Ave. Developer PCR Group Chicago aims to preserve the historic Dinkel’s building and its iconic sign as part of the project. Designed by Jonathan Splitt Architects, the six-story building will rise to nearly 80 feet, incorporating the facades of the beloved Dinkel’s Bakery and the adjacent three-story brick structure to the south.

The ground floor will feature a centrally located residential lobby along the N. Lincoln Ave frontage. Flanking the lobby, there will be 2,725 square feet of retail space to the north and 1,267 square feet to the south. The building will also include a parking garage with 20 spaces and integrated bike storage.

The second floor will feature a setback along N. Marshfield Ave, providing private roof terraces for select units. The residential portion will include 42 units distributed across the second through sixth floors: 4 studios, 10 one-bedroom units, 21 two-bedroom units, and 7 three-bedroom units. Residents will have access to a shared rooftop deck and a fitness center located on the second floor.

With permits progressing, the development is nearing the start of construction. However, demolition permits are still required to clear the site for the new build. A construction timeline has yet to be announced.
