
Mavrek Development has unveiled revised plans for the mixed-use project at 925 W. Belmont Avenue in Chicago’s Lakeview neighborhood, adjacent to the CTA Red Line Belmont station. The updated design, crafted by local firm Eckenhoff Saunders, significantly reduces the project’s scale compared to earlier proposals.
The initial design encompassed the entire site, proposing a 10-story, 110-foot-tall building. This structure was to feature 9,000 square feet of retail space, a 33-vehicle parking garage, and 200 residential units, including studios, one-, two-, and three-bedroom layouts. Amenities were to include a rooftop deck and multiple communal spaces.

The new plan reduces the building to five stories, approximately 60 feet in height, and limits its footprint. Notably, the existing building housing Ann Sather Restaurant will be preserved, with a small outdoor patio planned between it and the new development. The revised building will offer 5,300 square feet of retail space, seven parking spaces, and 46 residential units comprising studios, one-, and two-bedroom layouts. While the rooftop deck has been omitted, select units will feature small balconies, and a fitness room is included in the design.
The scale-back is attributed to current financial market conditions, which have posed challenges for large-scale projects nationwide. Mavrek Development cited factors such as the political climate, evolving tariff discussions, and potential tariffs on key construction materials like steel as contributors to the decision.

The downsized project aligns with the site’s existing zoning, allowing it to proceed without additional approvals. Consequently, there are no affordability requirements for the development. Mavrek Development anticipates breaking ground in the second quarter of this year.
