As we mentioned late last year, Sephora is coming to Southport at 3401 N. Southport Avenue. The site is the former home of Rise Sushi as one of the ground-floor anchor tenants in the Avenue’s latest TOD development.

Sephora coming to Chicago’s Southport Corridor

3401 N. Southport Avenue is well under construction where Rise Sushi and Galleria Liquors once stood. We have known since the beginning that Galleria Liquors was coming back, but Rise Sushi was not.  We have confirmed that Sephora is taking the other retail space, and that the lease is finalized. 3401 N. Southport is officially under construction

After years of planning in the works, the buildings that formerly housed Rise Sushi and Galleria Liquors have been torn down, and construction has begun on 3401 N. Southport – a Transit Oriented Development.  Galleria is scheduled to take one of the retail spots, and rumors are swirling around the ‘Port on the second option. Rise Sushi and Galleria Liquors to close in July, TOD construction to start late summer at 3401 N. Southport

As you may recall, this transit oriented development approved in 2015 with deliveries planned for Q1 2020. Planning had started back in 2014, and this new development will reside on what is now Galleria Liquors and Rise Sushi. At the time this development was first announced, Galleria Liquors is slated to return to this site, while Rise Sushi was not. Rise Sushi may relocate nearby (hopefully), and their sister restaurant, Shine on Webster in Lincoln Park will remain. 3401-09 N. Southport Avenue TOD Development will start in 2019

As you may recall, this transit oriented development approved in 2015 will be starting construction sometime in 2019, with deliveries planned for Q1 2020. Planning had started back in 2014, and this new development will reside on what is now Galleria Liquors and Rise Sushi. An update to the upcoming 3401-09 Transit Oriented Development (TOD)

ICYMI, Rise Sushi and Galleria Liqueurs will be replaced with this mixed-use Transit Oriented Development (TOD). This development was first proposed in 2014 and approved by Tom Tunney and was originally slated to start construction in 2017.We now hear this project will begin in 2020, so you have a few more years to enjoy Rise and Galleria (Galleria will be one of the retailers in this new building, TBD on whether Rise will find a new location).

Southport’s TOD could begin development late this year (update – looks like later in 2018 now)

We reached out to Alderman Tom Tunney on the status of the proposed TOD at 3401 N. Southport Avenue as far as when development would take place.  Per the Alderman, the developers still need to go through the planning commission and zoning committee, and then once approved, construction could start later in 2015 or early 2016 (update, we are hearing now 2017).  Galleria Liquors would be coming back as a tenant, but it is unlikely that Rise Sushi will be (they are looking for a new location around Southport however). 

From May’s WLVN meeting, the group voted yes (27-18) in recommending the Southport TOD mixed-use building at 3401-09 N. Southport. See the floor plans below, and more detailed designs can be found at this link.
