Optima Lakeview, a seven-story retail and apartment development is located at 3460 N Broadway

From Chicago Yimby: “Facade installation is now in its final stretch for Optima Lakeview, a seven-story retail and apartment development by Optima Inc. Located at Lakeview East‘s 3460 N Broadway, the new development will yield a total of 14,000 square feet of retail and 198 apartments, ranging from one-bedrooms through three-bedrooms.

It’s been close to a year since this abandoned building has been torn down for a new Transit-Oriented Development.
Two years ago, proposed plans came out on a new TOD development replacing an abandoned building at 3347-49 N. Southport. The original proposal was not received too well by the community, and the developer came back with a new plan, going from 6 floors down to 5 back in November, 2019.

New national retailers are coming to the former DavidsTEA, Gearhead spaces as well
M2 has lost their lease, and will vacate their current space “30 days after “new” tenant signs.”

And even more national retailers are coming to Southport including the former DavidsTEA location and Uncle Dan’s/Gearhead space – with “large, complicated build-outs.”

Parking will include three outdoor spaces in the rear of the building. The new structure is set to replace a two-story masonry building with one additional level of below-grade retail.

Pam and Steve Lipshutz had several offers for the building, but they didn’t take the highest bidder. Instead, they chose a developer who will keep the neighbors in mind as they develop what is likely to be apartments.
Everything is for sale at Tenenbaum True Value Hardware, a family-owned business in Lakeview that is closing after 98 years.

“Every day I come to work, it gets harder and harder to keep it together because this is my other home, this is my family, my customers are my family, my employees,” said Pam Lipshutz, owner
Those loyal employees include Christine Potthast, bookkeeper since 1959.
“I started after I graduated from high school,” she said. “My dad was a janitor here and he said, ‘Maury, give my daughter a job!’ and I’ve been here ever since.”

Husband-and-wife team Erik and Leah Thallemer operate Primrose, a locally owned shop that opened in 2019.
