  18. Basics Salon at 3542 N. Southport is currently for lease or for for a possible TOD redevelopment in 2019-2020
  19. Addison & Clark development is underway; Shake Shack, Cinemex Movie Theater, Harley Davidson and Lucky Strike will be anchor tenants
  20. Cafe Tola is expanding into the Sweet Sensations former space

3647 N. Southport Transit Oriented Development project started

You may recall that a new Transit Oriented Development (TOD) has been proposed for 3647 N. Southport Avenue next to CVS. The final renderings are listed on Tom Tunney’s website, and the development has now started.

TOD Construction has started at 3200 N. Southport Avenue

Construction has started at 3200 N. Southport Avenue, a new Transit Oriented Development that has been approved by Ald. Tom Tunney. This Transit Oriented Development is replacing the former Flat-Top Grill location at the corner of Southport and Belmont. In addition to this development, these Southport TODs have already been approved:

Warby Parker rumored to be coming to Chicago’s Southport Corridor

Warby Parker rumored to come to 3432 N. Southport Avenue

Rumor on the street is that Warby Parker has signed a lease at the former ENAZ pop-up location and will be coming to the Southport Corridor. As we hear more we will post all the details.

The Denim Lounge for Men is coming to the Southport Corridor

Roscoe Village’s locally owned business, The Denim Lounge is coming to Chicago’s Southport Corridor with a second location. The new boutique will be called The Denim Lounge for Men, and will be opening this September in the former SheOne space at 3544 N. Southport Avenue.

The store will cater to men’s denim, shirts, hats and will offer custom made jeans. According to the owner, the store will be a “small fun store with a casual vibe, and will offer free alterations.” They are very excited to be joining the other small businesses along Southport Avenue and are currently hiring. 3300 N. Clark St. Transit Oriented Development (TOD) under construction

We reported this several months ago, and construction is now underway at 3300 N. Clark.

“The applicant is proposing a 7.5 story mixed used building that is designed in consideration of the city\’s Transit Oriented Development ordinance.

The building will include 140 rental units, 20 parking spaces and approximately 10,000 sf of ground floor commercial space which is designed to enliven both the Clark and School Street frontages. The residential entrance will be off of School Street and all loading and parking ingress/egress will be accessed off of the alley. The modernist design will feature solid masonry (brick) on all elevations.

The development team has agreed to secure 20 additional parking spaces within two blocks of the development and utilize the space under the CTA and adjacent to the property when it becomes available.  Additionally, the alley to the west of the project, that abuts the property, will be upgraded in concrete as opposed to asphalt.”

Foxtrot Delivery Market, with locations in Lincoln Park, River North, West Loop and Wicker Park is coming to 3334 N. An update to the upcoming 3401-09 Transit Oriented Development (TOD)

ICYMI, Rise Sushi and Galleria Liqueurs will be replaced with this mixed-use Transit Oriented Development (TOD). This development was first proposed in 2014 and approved by Tom Tunney and was originally slated to start construction in 2017.We now hear this project will begin in 2020, so you have a few more years to enjoy Rise and Galleria (Galleria will be one of the retailers in this new building, TBD on whether Rise will find a new location).

The Wellington/Southport and Lincoln development looks to be back on track

After years of starting and stopping construction, along with rendering changes, it appears that the stalled mixed-use development has started the marketing process for obtaining new retailers. The rendering has greatly changed since 2017, and construction should be restarting soon. 

From the leasing brochure:
