Building permits are good to go for 1118 W. Patterson Avenue
Construction is continuing at 3714 N Southport Avenue in Lake View.
“Filed under owner Charles Stewart, the development will yield one commercial unit at ground level, with three residential units above. Parking will include three outdoor spaces in the rear of the building. The new structure is set to replace a two-story masonry building with one additional level of below-grade retail.

As we reported last year, proposed plans came out on a new TOD development replacing an abandoned building at 3347-49 N. Southport. As of March, 2020, the development had been approved according to Ald. Tom Tunney\’s website, and this week, construction fencing went up with demolition imminent. Earlier this summer, proposed plans came out on a new TOD development replacing an abandoned building at 3347-49 N. Southport. The original proposal was not received too well by the community, and the developer came back with a new plan, going from 6 floors down to 5 back in November, 2019. That still was met with mixed reaction due to too many units, and the developer has come back reducing the amount of apartments to 27. All other building characteristics remain the same at this time.

After years of planning in the works, the buildings that formerly housed Rise Sushi and Galleria Liquors have been torn down, and construction has begun on 3401 N. Southport – a Transit Oriented Development. Galleria is scheduled to take one of the retail spots, and rumors are swirling around the ‘Port on the second option. Spring 2019 construction is in full bloom, and two developments are starting to show their skin at the corners of Belmont and Southport. 3150 N. Southport is quickly becoming a 4-story luxury condominium complex with Byline Bank as a first-floor tenant. 3200 N. Southport is an apartment transit oriented development (TOD) with 5 floors and ground level retail (yet announced). Both buildings, along with the new Tied House from Schubas will greatly enhance the southern area of Chicago’s Southport Corridor, which runs all the way north to Irving Park Road. What do you think of the changes?

As you may recall, this transit oriented development approved in 2015 with deliveries planned for Q1 2020. Planning had started back in 2014, and this new development will reside on what is now Galleria Liquors and Rise Sushi. At the time this development was first announced, Galleria Liquors is slated to return to this site, while Rise Sushi was not. Rise Sushi may relocate nearby (hopefully), and their sister restaurant, Shine on Webster in Lincoln Park will remain. Update: Now Confirmed.
After years of preparing for Taco Bell at 1111 W. Addison to close and be demolished for a new development, Taco Bell Cantina – the one that serves booze, is now rumored to be returning to the ground level along with Chase Bank (both are in lease negotiations at this time). The original restaurant was torn down this week, and development will soon begin for a 4-story complex including a proposed climbing gym on the upper floors (Chase and Taco Bell and another retail space would occupy the ground level). As we hear more we will be sure to let you know. Live Mas!
