Updated Development Plans for 3347-49 N. Southport

Earlier this summer, proposed plans came out on a new TOD development replacing an abandoned building at 3347-49 N. Southport.  The original proposal was not received too well by the community, and the developer came back with a new plan, going from 6 floors down to 5.

From Ald. Tunney’s office:

“Hi Folks, I apologize for the short notice but the proposal for 3347-49 N. Southport will be presented and the West Lake View Neighbors (WLVN) meeting on Monday, November 18th on the second floor of The Butcher’s Tap, 3553 N. Southport Ave. A meet-and-greet begins at 6:30 p.m. before each meeting. I had hoped to have our website updated by today but we’ve hit a snag so I\’m attaching the updated plan set we received. We\’re also in the process of updating the narrative on our website (I hope to have it complete by tomorrow morning).
“The applicant has revised the proposal based on community feedback and is now requesting a zoning change from B3-2 to B3-3 to allow for a five-story mixed-use building. The building would contain 4,230 square feet of ground floor commercial space along with 28 dwelling units, 4 parking spaces and 28 bike parking stalls.” We hope you can join the WLVN meeting next week but we will also take comments, questions and feedback via email.

Proposed Plans for 3347-49 N. Southport Avenue

After years of being abandoned, there are finally proposed plans for a transit-oriented development with retail at 3347-3349 N. Southport Avenue.

3347-49 N. Southport – Current Building

From Ald. Tom Tunney’s Website:

“3347-49 North Southport Avenue
B3-2 to B3-5

The applicant wishes to rezone the property to construct a proposed 6-story mixed-use building with 1 ground floor commercial space (4,230 sq. ft.),
35 residential units and 36 bike parking stalls. There is no planned parking on-site; the applicant will seek to establish the subject property as a transit-served location to waive the required parking. *36 bike parking stalls will be provided on-site. The applicant will seek the necessary relief to establish the subject property as a transit-served location in order to waive 100% of the required on-site parking stalls.”

3542 N. Southport Proposed New Transit-Oriented Development Appears

We said goodbye to Basics Salon earlier this year, and a proposed new transit-oriented development (TOD) has now appeared on Ald. Tom Tunney’s website for 3542 N. Southport Avenue.

From the developer:
“The subject property is located at 3542 N. Southport. The subject lot measures 25 ft. by 120 ft., and is currently zoned B3-2. The owner, Jack Duncan of CA Ventures, is proposing to rezone the property to B3-3 in order to permit a four-story mixed-use building with a retail unit at grade and three (3) residential units above. The proposed mixed-use building will measure 47 ft.-3 inches in height. It will offer an accessible rooftop deck. The subject property is located within 1,320 feet of the CTA Southport Brown Line Station and qualifies as a Transit Oriented Development. As such, two (2) garage parking spaces will be located at the rear of the lot.”

Major Development in discussions for 1225 W. School Street

We could have a new development coming across the street from Margaret Donahue Park at 1225 W. School Street.

From Ald. Tom Tunney’s Website:

“This is the current site of the Craftsman Plating and Tinning Corp. located between West Melrose and West School Streets. Commercial operations were wound up at the end of September, 2018 and the site has been committed to a local real estate development company. The site measures approximately 41,000 sq ft and will become home to new residential housing consistent with the quality and character of the surrounding neighborhood. The developer proposes to construct 28 townhomes, with a distinct façade for each street-facing unit. The project will be complemented by a generously proportioned and landscaped central esplanade, as well as off-street, underground parking for each unit. The underground parking will be accessed via the north-south alley between West Melrose and West School Streets. No new curb-cuts are being proposed. Site remediation and construction should take approximately 18 months to complete and would begin during the autumn of 2019.”

Rise Sushi and Galleria Liquors to close in July, TOD construction to start late summer at 3401 N. Southport

As you may recall, this transit oriented development approved in 2015 with deliveries planned for Q1 2020. Planning had started back in 2014, and this new development will reside on what is now Galleria Liquors and Rise Sushi. At the time this development was first announced, Galleria Liquors is slated to return to this site, while Rise Sushi was not. Rise Sushi may relocate nearby (hopefully), and their sister restaurant, Shine on Webster in Lincoln Park will remain. Taco Bell Cantina Coming Back to Wrigleyville (Yes, same location)

Update: Now Confirmed.

After years of preparing for Taco Bell at 1111 W. Addison to close and be demolished for a new development, Taco Bell Cantina – the one that serves booze, is now rumored to be returning to the ground level along with Chase Bank (both are in lease negotiations at this time). The original restaurant was torn down this week, and development will soon begin for a 4-story complex including a proposed climbing gym on the upper floors (Chase and Taco Bell and another retail space would occupy the ground level).  As we hear more we will be sure to let you know. 3401-09 N. Southport Avenue TOD Development will start in 2019

As you may recall, this transit oriented development approved in 2015 will be starting construction sometime in 2019, with deliveries planned for Q1 2020. Planning had started back in 2014, and this new development will reside on what is now Galleria Liquors and Rise Sushi.
