Timber! 3355 N. Southport Avenue is coming down

The mixed-use project will have 6 units and retail space

A mixed-use development project at 3355 N. Southport has received a full building permit. The site is situated just south of the intersection of N. Southport Ave and W. Roscoe St and is currently occupied by a two-story building. Harris Properties, the developer, plans to demolish the existing structure to make room for the new development.

Jonathan Splitt Architects has designed the new construction, which will consist of a four-story building. It will feature 3,700 square feet of retail space and six apartments. The ground floor will include 1,750 square feet of retail space facing the street, while the remaining area will be in the basement. The upper three floors will house the six apartments, consisting of three one-bedroom units and three two-bedroom units. The building will also provide one car parking space accessible from the alley, as well as six bike parking spaces.

The building will stand 55 feet tall and will be adorned with brick and black metal paneling. The ground floor retail area will be enclosed with a glass commercial storefront system.

With the issuance of the building permits, Moment’s Notice Services LLC, the general contractor, can now commence construction. The expected timeline for completion is currently unknown.

Project Description

This project is looking to rezone 3355 N. Southport from a B3-2 Community Shopping District to a B3-3 Community Shopping District. This rezoning would allow for a new development with commercial space on the first floor and three floors of residential space above, for a total of six units.

The proposed development will have one spot for car parking and storage space for at least six bicycles.
