It\’s official – a new TOD development at 3200 N. Southport Avenue had been approved by Ald. Tom Tunney. This Transit Oriented Development will be replacing the former Flat-Top Grill location at the corner of Southport and Belmont. In addition to this development, these Southport TODs have already been approved:

Monday evening, March 12, 2018, a new TOD development at 3200 N. Southport Avenue was approved by West Lakeview Neighbors and now is with Ald. Tom Tunney. In addition to this development, these Southport TODs have already been approved:

Transit-Oriented Development (TOD) Proposed for 3200 N. Southport Avenue

From West Lakeview Neighbors, next Monday there is a meeting at Butcher\’s Tap to discuss a new TOD development at 3200 N. Southport Avenue, former home to Flat Top Grill.  This corner has been vacant for quite some time, and many businesses have come and gone through the years (Burger Boss, Knitter’s Niche, Flat Top to name a few). In addition to this newly proposed TOD, these Southport TODs have already been approved:

Taco Bell’s Replacement on Addison includes Planet Granite Climbing Gym

Here are the latest renderings of what will be replacing Wrigleyville’s Taco Bell at 1111 W. Addison Street. The first level will include street retail to be determined, and according to Tom Tunney’s website and renderings, Planet Granite Climbing Gym based in California will occupy the 2nd and 3rd floors.

Southport Corridor changes into 2019

Whether you are new to the area or a long-time resident, one thing is for certain: nothing is permanent except change. So if you can’t keep up with all of the changes happening to Chicago’s Southport Corridor, don’t worry, we’ve got you covered.
Here is a summary of what to expect into 2019:
  1. Kai Sushi is coming to 3819 N. Southport
  2. 1342 W. Belmont retail space for lease
  3. Frankies on the Park at 3708 N. Southport is looking to leave and sublet their space
  4. 3740 N. Southport (Formerly Chaz\’s Real Estate Space) is for lease
  5. GNC Space is now for lease
  6. Taco Bell on Addison will be replaced by Planet Granite and additional retail
  7. Digits Nail Salon has closed, new nail salon is now open

  22. Hotel Zachery with Big Star Chicago, McDonald\’s and several other restaurants coming this spring to Wrigleyville
  23. Cafe Tola is expanding into the Sweet Sensations former space
  24. Bow Truss Coffee Roasters was coming to Southport & Belmont (But who knows what will happen now)

3300 N. Clark Transit Oriented Development Proposal

Another TOD development is in the discussion stage for Lakeview at 3300 N. Clark St.  This location is currently home to a parking lot and the Lakeview Learning Center, which would be demolished if this development is approved. According to Curbed Chicago,

“As proposed, the nine-story structure would reach 108 feet to the top of its architectural parapet. An earlier version of the project shared with the local Hawthorne Neighbors group topped out at 127 feet but was ultimately shortened and redesigned with a facade calling for more brick and less glass. To minimize traffic disruptions on Clark, the development would place its residential lobby on School Street and garage access off of its rear alleyway. The 3300 N. Clark project would feature its required affordable units on-site. The plan will require City approval to move forward.”

3647 N. Southport TOD Development Construction to begin in May, 2018

Spotless cleaners has closed (Free Mvmt Pop-Up Shop has taken over until April), and Sushi Mura will close in April, and construction will begin in May 2018 for this new mixed-use TOD development. The final renderings are listed here on Tom Tunney’s website, and the development has been approved. Curbed Chicago has a write-up of the benefits of Transit Oriented Developments (TODs) that you can read here.

Rise to Fall, along with Galleria Liqueurs for this mixed-use TOD at 3401 N. Southport Avenue

Updated: We hear this project will now begin in the second half of 2020.

ICYMI, Rise Sushi and Galleria Liqueurs will be replaced with construction starting sometime in 2018 with this mixed-use Transit Oriented Development (TOD). Rise Sushi currently has a lease until the end of 2017 (but this development was first proposed in 2014 and approved by Tom Tunney). There are two other TOD developments currently coming to Southport.  3647 N. You may recall that a new Transit Oriented Development (TOD) has been proposed for 3647 N. Southport Avenue next to CVS. The final renderings are listed here on Tom Tunney’s website, and the development has been approved. Spotless Cleaners has closed, TBD on when Sushi Mura will exit. Expect construction to begin in 2018.

Paperchase Southport Corridor now under construction

It was announced early in 2017 that Paperchase, a UK based upscale stationery store would be coming to Chicago on Southport and the West Loop.  7 months later, Paperchase is now under construction and coming to 3420 N. Southport Avenue, the former Einstein Bagels shop.
