Updated TOD Proposal for 3347-49 N. Southport

Earlier this summer, proposed plans came out on a new TOD development replacing an abandoned building at 3347-49 N. Southport.  The original proposal was not received too well by the community, and the developer came back with a new plan, going from 6 floors down to 5 back in November, 2019. That still was met with mixed reaction due to too many units, and the developer has come back reducing the amount of apartments to 27.  All other building characteristics remain the same at this time.

Updated Development Plans for 3347-49 N. Southport

Earlier this summer, proposed plans came out on a new TOD development replacing an abandoned building at 3347-49 N. Southport.  The original proposal was not received too well by the community, and the developer came back with a new plan, going from 6 floors down to 5.

From Ald. Tunney’s office:

“Hi Folks, I apologize for the short notice but the proposal for 3347-49 N. Southport will be presented and the West Lake View Neighbors (WLVN) meeting on Monday, November 18th on the second floor of The Butcher’s Tap, 3553 N. Southport Ave. A meet-and-greet begins at 6:30 p.m. before each meeting. I had hoped to have our website updated by today but we’ve hit a snag so I\’m attaching the updated plan set we received. We\’re also in the process of updating the narrative on our website (I hope to have it complete by tomorrow morning).
“The applicant has revised the proposal based on community feedback and is now requesting a zoning change from B3-2 to B3-3 to allow for a five-story mixed-use building. The building would contain 4,230 square feet of ground floor commercial space along with 28 dwelling units, 4 parking spaces and 28 bike parking stalls.” We hope you can join the WLVN meeting next week but we will also take comments, questions and feedback via email.
Sincerely, Bennett R. Lawson

The originally proposed development:

Confirmed: Sephora is coming to 3401 N. Southport Avenue

After months of speculation, Sephora will be coming to Southport\’s newest development at 3401 N. Southport Avenue, the former homes of Rise Sushi and Galleria Liquors.

3401 N. Southport will be a 30 unit rental building with first floor commercial space and seven parking spaces for this site. The developers have taken advantage of the City’s new Transit Oriented Development Ordinance which incentivizes density near transit centers and allows for a reduction in the required parking spaces.

Sephora is a Paris–based French multinational chain of personal care and beauty stores founded in Limoges in 1969. Featuring nearly 300 brands, along with its own private label, Sephora offers beauty products including cosmetics, skincare, body, fragrance, nail color, beauty tools, and haircare.

Galleria Liquors will also be returning in the second retail space closer to the CTA entrance.

Sephora coming to Chicago’s Southport Corridor

3401 N. Southport Avenue is well under construction where Rise Sushi and Galleria Liquors once stood. We have known since the beginning that Galleria Liquors was coming back, but Rise Sushi was not.  We have confirmed that Sephora is taking the other retail space, and that the lease is finalized. What do you think about Sephora joining the Southport Corridor?

3401 N. Southport is officially under construction

After years of planning in the works, the buildings that formerly housed Rise Sushi and Galleria Liquors have been torn down, and construction has begun on 3401 N. Southport – a Transit Oriented Development.  Galleria is scheduled to take one of the retail spots, and rumors are swirling around the ‘Port on the second option. You can read more about this development from Tom Tunney’s website, and see the listing here.

Proposed Plans for 3347-49 N. Southport Avenue

After years of being abandoned, there are finally proposed plans for a transit-oriented development with retail at 3347-3349 N. Southport Avenue.

3347-49 N. Southport – Current Building

From Ald. Tom Tunney’s Website:

“3347-49 North Southport Avenue
B3-2 to B3-5

The applicant wishes to rezone the property to construct a proposed 6-story mixed-use building with 1 ground floor commercial space (4,230 sq. ft.),
35 residential units and 36 bike parking stalls. There is no planned parking on-site; the applicant will seek to establish the subject property as a transit-served location to waive the required parking. *36 bike parking stalls will be provided on-site. Lululemon Southport Corridor Remodel on track to open this month

Lululemon Southport Corridor has been under renovation for several weeks, and has temporarily moved to Roscoe and Southport during the remodel.  The new store now has a new front facade, and the interior has been completely remodeled to look like Lulu’s other newer stores, such as their Chicago flagship store on Rush Street.

Expect the remodeled store to have an interior similar to their newer stores:
