An update to the upcoming 3401-09 Transit Oriented Development (TOD)

ICYMI, Rise Sushi and Galleria Liqueurs will be replaced with this mixed-use Transit Oriented Development (TOD). This development was first proposed in 2014 and approved by Tom Tunney and was originally slated to start construction in 2017.We now hear this project will begin in 2020, so you have a few more years to enjoy Rise and Galleria (Galleria will be one of the retailers in this new building, TBD on whether Rise will find a new location).

Southport Corridor changes into 2019

Whether you are new to the area or a long-time resident, one thing is for certain: nothing is permanent except change. So if you can’t keep up with all of the changes happening to Chicago’s Southport Corridor, don’t worry, we’ve got you covered.
Here is a summary of what to expect into 2019:
  1. The Denim Lounge for Men is coming to SheOne\’s former location
  2. Foxtrot Delivery Market coming to the TOD development at 3334 N. Southport Avenue
  3. Warby Parker is rumored to be taking over Paperchase\’s backed out lease at 3420 N. Southport
  4. Schoolyard Tavern under new ownership
  5. TOD development at 3200 N. Southport now coming (Former Flattop Grill space)
  6. TOD development coming to 3647 N. Southport
  7. Rise Sushi and Galleria Liquors will be replaced by this Transit Oriented Development (TOD)
  8. Large-scale mixed-use development coming to 1356 W. Wellington Avenue
  9. 1342 W. Belmont retail space for lease
  10. Kai Sushi is now open at 3819 N. Southport
  11. Big City Optical has moved into the former Frankies on the Park location at 3708 N. Southport
  12. 3740 N. Southport (Formerly Chaz\’s Real Estate Space) is now a nail salon
  13. GNC is closed and is now for lease
  14. Taco Bell on Addison will be replaced by Planet Granite and additional retail
  15. Digits Nail Salon has closed, new nail salon is now open
  16. Ivivva by Lululemon is closed. Space currently for lease
  17. The auto body shop on Addison by Wrigley Field will be replaced by a new development
  18. 1035 W. Addison to be redeveloped
  19. The former Blue Bayou space is for lease
  20. Basics Salon at 3542 N. Southport is currently for lease or for for a possible TOD redevelopment in 2019-2020
  21. Addison & Clark development is underway; Shake Shack, Cinemex Movie Theater, Harley Davidson and Lucky Strike will be anchor tenants
  22. Cafe Tola is expanding into the Sweet Sensations former space

The Wellington/Southport and Lincoln development looks to be back on track

After years of starting and stopping construction, along with rendering changes, it appears that the stalled mixed-use development has started the marketing process for obtaining new retailers. The rendering has greatly changed since 2017, and construction should be restarting soon. 

From the leasing brochure:

“Newly renovated, magnificent Lake View retail space on the prominent CORNER of Southport, Wellington, and Lincoln Avenues. Monday evening, March 12, 2018, a new TOD development at 3200 N. Southport Avenue was approved by West Lakeview Neighbors and now is with Ald. Tom Tunney. In addition to this development, these Southport TODs have already been approved:

Transit-Oriented Development (TOD) Proposed for 3200 N. Southport Avenue

From West Lakeview Neighbors, next Monday there is a meeting at Butcher\’s Tap to discuss a new TOD development at 3200 N. Southport Avenue, former home to Flat Top Grill.  This corner has been vacant for quite some time, and many businesses have come and gone through the years (Burger Boss, Knitter’s Niche, Flat Top to name a few). In addition to this newly proposed TOD, these Southport TODs have already been approved:

Taco Bell’s Replacement on Addison includes Planet Granite Climbing Gym

Here are the latest renderings of what will be replacing Wrigleyville’s Taco Bell at 1111 W. Addison Street. The first level will include street retail to be determined, and according to Tom Tunney’s website and renderings, Planet Granite Climbing Gym based in California will occupy the 2nd and 3rd floors.
