Another day, another new transit-oriented development (TOD) – this time on Ashland Avenue.

From Alderman Tunney’s Website:

Contemporary Concepts, in partnership with Wildwood Investments, an experienced Chicago-based multifamily investor (together, the “Sponsor”) is proposing to develop the property located at 3415-25 N. Here is what is coming to 3347-49 N. Southport Avenue

It’s been close to a year since this abandoned building has been torn down for a new Transit-Oriented Development.

Two years ago, proposed plans came out on a new TOD development replacing an abandoned building at 3347-49 N. Southport. The original proposal was not received too well by the community, and the developer came back with a new plan, going from 6 floors down to 5 back in November, 2019.

This is what is replacing Tenenbaum True Value Hardware

Pam and Steve Lipshutz had several offers for the building, but they didn’t take the highest bidder. Instead, they chose a developer who will keep the neighbors in mind as they develop what is likely to be apartments.

Everything is for sale at Tenenbaum True Value Hardware, a family-owned business in Lakeview that is closing after 98 years.

“Every day I come to work, it gets harder and harder to keep it together because this is my other home, this is my family, my customers are my family, my employees,” said Pam Lipshutz, owner

Those loyal employees include Christine Potthast, bookkeeper since 1959.

“I started after I graduated from high school,” she said. “My dad was a janitor here and he said, ‘Maury, give my daughter a job!’ and I’ve been here ever since.”

Last year, proposed plans came out on a new TOD development replacing an abandoned building at 3347-49 N. That still was met with mixed reaction due to too many units. Tom Tunney’s website.
