Confirmed: Sephora is coming to 3401 N. Southport Avenue

After months of speculation, Sephora will be coming to Southport\’s newest development at 3401 N. Southport Avenue, the former homes of Rise Sushi and Galleria Liquors. 

3401 N. Southport will be a 30 unit rental building with first floor commercial space and seven parking spaces for this site. The developers have taken advantage of the City’s new Transit Oriented Development Ordinance which incentivizes density near transit centers and allows for a reduction in the required parking spaces.

Sephora is a Paris–based French multinational chain of personal care and beauty stores founded in Limoges in 1969. Featuring nearly 300 brands, along with its own private label, Sephora offers beauty products including cosmetics, skincare, body, fragrance, nail color, beauty tools, and haircare.

Galleria Liquors will also be returning in the second retail space closer to the CTA entrance.

3401 N. Southport Avenue is well under construction where Rise Sushi and Galleria Liquors once stood. We have known since the beginning that Galleria Liquors was coming back, but Rise Sushi was not.  We have confirmed that Sephora is taking the other retail space, and that the lease is finalized. 3401 N. Southport is officially under construction

After years of planning in the works, the buildings that formerly housed Rise Sushi and Galleria Liquors have been torn down, and construction has begun on 3401 N. Southport – a Transit Oriented Development.  Galleria is scheduled to take one of the retail spots, and rumors are swirling around the ‘Port on the second option. Proposed Plans for 3347-49 N. Southport Avenue

After years of being abandoned, there are finally proposed plans for a transit-oriented development with retail at 3347-3349 N. Southport Avenue.

“3347-49 North Southport Avenue
B3-2 to B3-5

The applicant wishes to rezone the property to construct a proposed 6-story mixed-use building with 1 ground floor commercial space (4,230 sq. ft.),
35 residential units and 36 bike parking stalls. There is no planned parking on-site; the applicant will seek to establish the subject property as a transit-served location to waive the required parking. *36 bike parking stalls will be provided on-site. The applicant will seek the necessary relief to establish the subject property as a transit-served location in order to waive 100% of the required on-site parking stalls.”

3542 N. Southport Proposed New Transit-Oriented Development Appears

We said goodbye to Basics Salon earlier this year, and a proposed new transit-oriented development (TOD) has now appeared on Ald. Tom Tunney’s website for 3542 N. Southport Avenue.

From the developer:
“The subject property is located at 3542 N. Southport. The subject lot measures 25 ft. by 120 ft., and is currently zoned B3-2. The owner, Jack Duncan of CA Ventures, is proposing to rezone the property to B3-3 in order to permit a four-story mixed-use building with a retail unit at grade and three (3) residential units above. The proposed mixed-use building will measure 47 ft.-3 inches in height. It will offer an accessible rooftop deck. The subject property is located within 1,320 feet of the CTA Southport Brown Line Station and qualifies as a Transit Oriented Development. As such, two (2) garage parking spaces will be located at the rear of the lot.”

As you may recall, a TOD development is being built at 3200 N. Southport Avenue. Below is the marketing brochure for the retail portion. What is missing in this area that you would like to see?

3401-09 N. Southport Avenue TOD Development will start in 2019

As you may recall, this transit oriented development approved in 2015 will be starting construction sometime in 2019, with deliveries planned for Q1 2020. Planning had started back in 2014, and this new development will reside on what is now Galleria Liquors and Rise Sushi. At the time this development was first announced, Galleria Liquors is slated to return to this site, while Rise Sushi was not. You can read more about this development from Tom Tunney\s website, and see the listing here.
