Community Meeting April 24 to Review Southport Transit-Oriented Development Proposal

Another TOD has been proposed on Southport in the current location of both Spotless Cleaners and Sushi Mura next to CVS. There will be a meeting on Monday, April 24 at Mercury Theater at 7:00 PM to discuss this development according to the Southport Neighbors Association.

A second vote will be taken on the proposed TOD at 3647-49 Southport. The developers will be presenting a new design which includes a proposed 11′ setback on the fifth floor. SNA members in good standing for the past 90 days (photo ID required) are eligible to vote on this development per our bylaws.

Southport Corridor Changes into 2018

3334 N. Southport Transit Oriented Development (TOD) Gets Rendered

You may recall in late 2015, a public notice went up at 3334 N. Southport Avenue for a new mixed-use development with retail across the street from Coda Di Volpe. New renderings of the proposed development have surfaced on Tom Tunney’s website, and here is what could be coming to the space. The project is still in the discussion stage, and it would be the third proposed TOD for Southport between Belmont and Grace.

Proposed Transit Oriented Development (TOD) at 3647-49 Southport Avenue

Another TOD has been proposed on Southport in the current location of both Spotless Cleaners and Sushi Mura next to CVS. There will be a meeting on Monday, October 17 at Mercury Theater at 7:00 PM to discuss this development according to the Southport Neighbors Association.

“Proposed Transit Oriented Development (TOD) at 3647-49 Southport: Learn about this proposed development, tentatively planned for 5 stories, 21 mostly 1 bedroom units, with 5 parking spots, 1 car share spot, and 42 bike parking spots.
This development is still in the planning stages, so it is extremely important that you attend Monday\’s meeting to learn all the details and to provide your input.”

New Mixed-Use Development Proposed for 3334 N. Southport Avenue

Records have been filed with the Office of the City Clerk to rezone 3334 N. Southport Avenue into a 4-story mixed-use development with retail on the first level.  There would be a total of 8 dwelling units including in this development. Since it is so close to Southport\’s CTA station, it could be considered a TOD.

Southport’s TOD could begin development late this year (update – looks like later in 2018 now)

We reached out to Alderman Tom Tunney on the status of the proposed TOD at 3401 N. Southport Avenue as far as when development would take place.  Per the Alderman, the developers still need to go through the planning commission and zoning committee, and then once approved, construction could start later in 2015 or early 2016 (update, we are hearing now 2017).  Galleria Liquors would be coming back as a tenant, but it is unlikely that Rise Sushi will be (they are looking for a new location around Southport however). 

From May’s WLVN meeting, the group voted yes (27-18) in recommending the Southport TOD mixed-use building at 3401-09 N. Southport. See the floor plans below, and more detailed designs can be found at this link.

Updated March 5, 2015: The meeting has been postponed for a future date.
A meeting has been scheduled for the proposed mixed-use transit oriented development for 3401-09 N. Southport Avenue on Monday, March 9 at 7:00 PM at Mystic Celt (3443 N. Southport Avenue). This is a very similar design concept that is coming to 3400 N. Lincoln Avenue.
The following is now known:
    • A 4-story building with retail on the first floor
    • 33 apartments with starting rent at $1,500
    • 6 parking spaces with one being a handicapped spot
The project will be presented by the developer to all that attend the West Lakeview Neighbors meeting. See the renderings below for the new development.

Public Notice for a Zoning Change Issued for the Demolition of Rise Sushi and Galleria Liquors

From our blog post earlier, developers are looking to demolish the current buildings that house Galleria Liquors and Rise Sushi.  A public notice for a zoning change went up on January 26, 2015 for a 4-story mixed-use transit-oriented development.  These are quite the rave lately around Chicago according to Curbed Chicago.
